Sohar Municipality has issued a statement announcing an administrative decision that defines terms of use for residential and commercial properties in the Wilayat of Sohar.
In the statement, which was issued online, the Municipality has noted the following:
1. Approval of lease contracts for homes and villas in residential areas will be limited to family housing only, whether the tenant is accompanied by their family, or on their own.
2. It is prohibited to register lease contracts for single employees and workers in homes and villas in residential areas.
3. It is prohibited to combine commercial activities within a residential space.
4. It is prohibited to register lease contracts for single workers (semi-skilled or un-skilled) in buildings allotted for residential or commercial residential use.
5. Lease contracts for apartment units in multiple-storey residential and commercial structures containing more than two floors, and without a roof floor, will be approved for single tenants in the following categories: manager, doctors, engineers, and other professions of this level at a rate of one employee in each room; and, for students, administrators, professionals, technicians and other professions at this level at a rate of two people per room, with the obligation to adhere to the following measures:
— The lease contract must be registered with the company with which the tenant is employed and not with the tenant/employee themselves.
— The leasing party must install external screens on windows of the accommodation from those directions which overlook any nearby residential homes and villas before finalizing the contract, along with appointing a permanent employee to oversee the building and its tenants.
— The company who is leasing the accommodation on behalf of its employee(s) must refrain from stopping employee transport buses in front of the rented building, impel employees to remain inside the residence while they are at home, and to not appear outside the residence while wearing clothing that could be deemed indecent.
